What students ask us before they fly

The questions below come up on nearly every call. If yours is not here, send us an enquiry and a person will answer it.

Finding a room

Everything says “let” — is there anything available?

Right now, no. Every home we manage is occupied, which is why the enquiry form is a waiting list rather than a booking. Rooms come back to us whenever a tenancy ends, and we contact students in the order they applied, so joining early matters more than checking the site daily.

How long will I wait?

It depends entirely on your city and the month. Rooms free up most often around the end of a term or a tenancy year. We would rather tell you honestly on the phone than give a number here that turns out to be wrong for your case.

Can I reserve a room before I get my visa?

You can join the list at any point, and it costs nothing. We will not ask you to pay to hold a room before your visa decision, because a refusal would leave you paying for a room you cannot use.

Can my friend and I share, or take rooms in the same house?

Yes — say so in the message box on the enquiry form and we will try to match you together. It is easier if you both send enquiries and each mention the other by name.

Do you have rooms outside London?

Yes. Our service areas are listed on the home page and in the footer, and we let across several UK cities. Tell us the city your university is in and we will match against it.

Money

Do I need a UK guarantor?

Not with us. That requirement is the single biggest obstacle for students arriving from Nepal, and we assess what you can actually show before arrival instead — your offer or CAS letter, your course dates and your funding.

What is included in the rent?

Electricity, gas, water, waste and council tax are inside the rent on every property we manage, so the figure you agree is the figure that leaves your account each month. Internet is included in most homes; we will confirm for the specific room.

How much deposit is there, and where is it kept?

The deposit is shown on the tenancy before you sign, and it is protected in a government-approved tenancy deposit scheme. You get the scheme's own confirmation, separate from us, within the statutory period.

Do you charge an agency fee?

No. Charging tenants fees to rent a property is banned in England under the Tenant Fees Act 2019, and joining our list costs nothing either. The only optional paid extra we offer is airport pickup.

How do I pay rent from a Nepali bank account?

You can pay by card or bank transfer from your portal once you move in. Most students open a UK account in their first weeks; until then, transfers from abroad are fine, and every payment is receipted in the portal either way.

Do students pay council tax?

Full-time students are generally exempt from council tax, and in our homes it is inside the rent regardless. Your university issues a student certificate for the council if one is needed.

Arriving

What is airport pickup and what does it cost?

A driver meets you at arrivals with a board showing your name, helps with your bags, and takes you straight to your new address. It is one fixed price for the whole journey, whatever the traffic — the current price is shown on the airport pickup page and on the enquiry form.

Why do you ask for my flight ticket?

So we know which terminal and what time to be there, and so we can see the flight if it is delayed. We only ask for it when you request pickup, and it is stored privately where only our staff can open it.

What happens if my flight is delayed?

We track the flight number you gave us and adjust. Delays are normal and there is no extra charge for waiting; tell us as early as you can if the flight is cancelled or changed.

Can I move in the same day I land?

That is what we aim for when a room is matched and the agreement is signed in advance. It is the main reason we start the paperwork before you fly.

What should I bring for the first week?

Your passport, visa or BRP details, your CAS or offer letter, and your university's acceptance paperwork. Bedding, a UK plug adapter and a warm coat are the three things students most often wish they had on the first night.

Living here

How long is the tenancy?

Typically a fixed term that fits an academic year, agreed before you sign. The exact dates, rent, deposit and notice period are all in the agreement, which you can open from your portal at any time.

What if I need to leave early?

Talk to us as soon as you know. A fixed term is a commitment on both sides, but we would rather work out a replacement tenant with you than have you disappear — that is a conversation, not a form.

Who fixes things when they break?

We do. We manage every property ourselves, so a repair is reported to the same team that let you the room. There is no third party in between.

Do I need a TV Licence?

You need one to watch or record live TV on any channel, or to use BBC iPlayer, even on a laptop or phone. It is not included in the rent — it is a separate licence in your own name, and there are rules about how it works in a shared house.

Can I register with a GP and get a bank account at this address?

Yes. Your tenancy agreement is proof of address, which is what both usually ask for, and you can download it from your portal whenever you need a copy.
