Terms of Service
Please read these before sending an enquiry or booking an airport pickup.

These terms cover using this website, sending us an enquiry, and any optional service you buy from us such as airport pickup. Renting a home from us is a separate tenancy agreement, which you sign before you move in.

1. Who we are

2. Accepting these terms
By using this website, creating an account or sending us an enquiry, you agree to these terms. If you do not agree with them, please do not use the site.
We may update these terms. The date at the top of this page shows when they last changed, and continuing to use the site after a change means you accept the updated version.
3. Using this website
You may use this site to look at properties we manage, send an enquiry, and — if you become a tenant — manage your tenancy, rent and receipts.
- Give accurate information. Decisions about rooms are made on what you tell us, and a false statement may end an application or a tenancy.
- Keep your account password to yourself. You are responsible for what happens under your login.
- Do not attempt to gain access to accounts, data or parts of the system that are not yours, and do not scrape, overload or disrupt the service.
- Do not upload anything unlawful, or any document that is not yours to share.
4. Enquiries and the waiting list
Sending an enquiry places you on our waiting list. It is free, it does not create a tenancy, and it does not reserve a room. We contact students in the order they applied, as suitable rooms become available.
We cannot guarantee that a room will become available in your city, in your budget, or within your timeframe, and nothing on this site should be read as such a guarantee. If we cannot house you, we will say so rather than leave you waiting.
We may decline or withdraw an enquiry — for example if we cannot verify the information given, or if the conduct described would breach a tenancy we manage.
5. Property information
We take care to describe properties accurately, and photographs are of the property itself. Even so, descriptions, measurements, availability dates and rents are indicative and may change; they do not form part of any contract until they appear in a signed tenancy agreement.
Availability shown on this site reflects our records at the time of viewing. A room may be taken between you seeing it and contacting us.
6. Tenancies
Renting a home from us is governed by a separate written tenancy agreement, usually an assured shorthold tenancy. That agreement — not this page — sets the rent, the term, the deposit, the notice period and the obligations on both sides. Read it before you sign it, and ask us about anything that is not clear.
Any deposit you pay is protected in a government-approved tenancy deposit scheme, DEPOSIT SCHEME, and you will receive the prescribed information within the statutory time limit.
Where a holding deposit is taken to reserve a property, it is handled in line with the Tenant Fees Act 2019, including the limit of one week's rent and the rules on when it must be repaid.
Before a tenancy begins we are required by law to check that you have the right to rent in England, which means seeing your passport and immigration documents.
7. Fees and payments
We do not charge tenants a fee to register, to join the waiting list, or to be granted a tenancy. Charging tenants such fees is prohibited by the Tenant Fees Act 2019.
Rent and any permitted payments are set out in your tenancy agreement, and every payment you make is receipted in your account. Utilities are included in the rent on the properties we manage unless your agreement says otherwise.
If a payment is late, any charge that applies is the one stated in your tenancy agreement, within the statutory cap.
8. Airport pickup
Airport pickup is an optional paid service, separate from your tenancy. The price is fixed, shown on the airport pickup page and on the enquiry form at the time you request it, and the price you are quoted is the price you pay even if we change it for later students.
The fee covers one vehicle for one journey, from the arrivals hall of the airport you told us to the address we have agreed, including reasonable waiting time if your flight is delayed.
- You must give us your flight number, landing date and time, and a copy of your ticket, so we know when and where to be.
- Tell us as soon as you can if your flight changes. We can normally accommodate a changed date with notice; we cannot guarantee a driver if you arrive on a different day without telling us, and a wasted journey may still be charged.
- We are not responsible for delays caused by the airline, immigration, customs or traffic, though we do watch your flight and adjust.
- If we cannot provide the pickup for a reason within our control, you are not charged for it.
9. Cancellation
You can leave the waiting list at any time by telling us, at no cost.
If your visa is refused before your tenancy begins, tell us immediately and send us the decision; we will not charge you for an airport pickup you cannot use.
Once a tenancy agreement is signed, cancellation is governed by that agreement and by law, not by this page.
10. Complaints
If something goes wrong, tell us first at COMPLAINTS EMAIL. We will acknowledge your complaint within ACKNOWLEDGEMENT DAYS working days and give you a final response within FINAL RESPONSE DAYS working days.
If you are not satisfied with our final response, you can refer the complaint to REDRESS SCHEME, our independent redress scheme, free of charge.
11. Our liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. Your statutory rights as a consumer are not affected.
Subject to that, we are not liable for loss that was not reasonably foreseeable, for loss of profit or opportunity, or for problems caused by matters outside our reasonable control.
This site contains links to third-party websites, and we are not responsible for their content.
12. Content on this site
The text, photographs, video and design on this site belong to us or our licensors, and may not be copied or republished without permission. Reviews are published with the permission of the students quoted.
13. Governing law
These terms are governed by the law of England and Wales, and disputes fall to the courts of England and Wales. If you live in Scotland or Northern Ireland, you may bring proceedings in your own jurisdiction.
